Our promises to the homeowners of the Greater Houston Area.

3D CAD Drawings Before You Sign a Full Contract

A $2,500 pre-construction agreement includes your initial site visit, in-house 3D CAD drawings, and engineered floor plans before you commit to construction. One family we worked with said the CAD drawings showed them more space than they'd originally imagined — that's just one benefit of seeing the finished project before it's built.

One Fixed Price, Set Before Construction Starts

Our proposals are fixed-price, not cost-plus, so the number in your contract is the number you pay. Once you approve the plan, a modest 10% down payment moves your project forward.

Permits, Engineering Seals, and Coastal Codes, Handled In-House

We manage full permit navigation with the City of Webster, including asbestos surveys and engineering seals. Our builds meet Gulf Coast standards — wind-rated glass, flood-resistant materials, hurricane-resistant roofing — for homes across Galveston County and coastal Harris County. Every project carries a one-year workmanship, two-year systems, and six-year structural warranty through ACES Builders' Warranty.

The Path From the First Phone Call to the Final Walkthrough

Discovery Call

We start with a conversation about your project, your budget, and your timeline, so we both know early on if we're the right fit for the scope you have in mind.

Site Visit & Pre-Construction Agreement

We visit your property to assess the structural realities of the project, then move forward with a $2,500 pre-construction agreement that puts our design team and engineering partners to work.

3D CAD Design & Engineering

Our in-house designer builds detailed 3D CAD drawings and floor plans, so you can see the finished space and confirm the scope before signing a full contract.

Fixed-Price Proposal

You receive a fixed-price proposal built from the completed design and engineering work. This means no budget creep once construction starts.

Permitting & 10% Down

Once the design is set and you're ready to build, a 10% down payment gets us started. We take it from there, handling full permit navigation including asbestos surveys and engineering seals.

Build & Warranty

We build to code and to Gulf Coast standards, with foundation, framing, and drainage inspections along the way. Every project is backed by a one-year workmanship warranty, a two-year warranty on mechanical, electrical, and plumbing systems, and a six-year structural warranty through ACES Builders' Warranty.

The Questions We Hear Most

How much does a home addition cost with Republic Homebuilding and Renovations?

Most of our home additions cost around $115,000, though the final number depends on size, scope, and how much structural work is involved.

Simple bump-outs cost less; full master or in-law suites cost more. Rather than guess, we start with a Pre-Construction Agreement (around $2,500) that gets you CAD floor plans and 3D renderings, so you can see the addition before you commit.

From there, we hand you a fixed-price proposal with no line-item surprises. The price you sign is the price you pay.

Yes. Full permit navigation is part of every project, including coordinating asbestos surveys and securing engineering seals with the City of Webster.

Yes, and it’s one of the biggest reasons homeowners choose us.

Before you sign a full construction contract, we start with a Pre-Construction Agreement that puts your project into 3D. Our in-house designer builds CAD floor plans and full color renderings, plus a walkable 3D model you can explore on your phone or computer. You’ll see the layout, the finishes, and how the space actually flows before a single wall comes down.

Only once you’ve seen it, and we’ve priced it to a fixed number, do you decide whether to move forward.

Our proposals are fixed-price, tied to a clearly documented scope, so you won’t see budget creep or line-item surprises for the work we agreed to. The price only moves in two situations, and both are in your control.

The first is a change you request once we’re underway, such as a cabinet upgrade or an extra wall of windows that wasn’t part of the original design.

The second is if we open up a wall and find a genuine hidden condition, like water damage or old wiring behind the drywall that no one could have seen during design. In either case, we stop, show you exactly what we found, and get your written approval on the cost before we do any additional work.

Nothing changes on the invoice without you saying yes first.

We proudly serve the Greater Houston area. Based in Webster, we specialize in the South Houston and Bay Area communities we know best, including Clear Lake, League City, Friendswood, and the surrounding Gulf Coast neighborhoods, and we regularly extend our services to areas such as Sugar Land.

If your home falls within the region, we invite you to reach out and we’ll confirm whether your project is a fit. Building locally is central to how we work: every project is designed for the specific demands of this area, from expansive clay soils to Gulf Coast windstorm and flood codes.

We’d still love to hear from you. While our specialty is larger structural work like additions and whole-home remodels, we take on kitchen and bathroom projects too, and we bring the same design-first process, in-house CAD planning, and fixed-price transparency to every one of them.

The best way to know if we’re the right fit is simply to reach out. We’ll talk through what you’re envisioning and point you in the right direction, whether that’s a project with us or a trusted recommendation.
