Sunroom Addition in League City, Texas

The view was always there, but the mosquitoes enjoyed it the most. Our solution? Kicking those bloodsucking bugs out and moving a protected sunroom in.

A Well-Tended Garden & Lake View With Nowhere to Admire It From

The Hill's beautiful League City backyard was going to waste. The two couldn’t enjoy spending Lewis’ retirement admiring their manicured garden with their kids and grandkids, thanks to bothersome mosquitoes swarming from the nearby lake and intense Texas sunshine overhead. They wanted a protected space to gather with loved ones and appreciate their back garden from.

The Must-Haves We Made Happen

Sunroom with large windows overlooking a canal; wood dining table with cushioned chairs and a potted plant inside, cozy seating area facing outside view.

A Screened-In Patio to Keep Bugs Out & the Scenery In

Screened windows and a screened glass sliding door make backyard access a breeze without any danger of bugs ruining the moment.

A Foundation Built for Gulf Coast Soil

Native expansive soil puts standard slabs at risk of cracking, so we replaced it with select fill and poured an engineered concrete foundation to create a space that withstands Gulf Coast weather changes.

A Patio That Looks Like It's Always Been There

The Hills wanted an addition that read as original to the house, not an obvious add-on, and with matching paint and siding, their sunroom fits right in.

A Space With Conversion Potential

Your home should grow with you, and we designed and framed the Hill’s patio to easily convert into a fully enclosed living space. For now, it’s an outdoor room, but in the future, it can be something else entirely.

More Project Features

Full Electrical and Lighting Package: New outlets and lighting were run to the patio, planned out during design before construction began, because everyone deserves to enjoy the outdoors while staying plugged in.

Remote-Control Ceiling Fan: Keeps the patio comfortable through brutal Texas summers without adding a wall switch to the newly matched exterior.

Glass Sliding Door: A single sliding door gives easy access between the patio and the backyard without breaking up any sightlines.

Permitted, Inspected, & HOA-Approved: The completed patio met all local building requirements and inspections, and the design was approved by the neighborhood's Home Owners Association before any of our tools touched the dirt.

Engineered Plans and 3D Renderings Before Construction: Our in-house CAD designer delivered floor plans and 3D renderings ahead of the homeowner committing to the project, so there were no surprises once construction started.

01

What They Had

This League City backyard had a small, uncovered 75-square-foot patio slab attached to the house, leaving the homeowners and guests at the mercy of insects and mid-day sun. Lewis wanted to spend his mornings and afternoons outside with his wife and grandkids, but the bugs cut every visit short.

02

What We Saw

Our team saw a house sitting on expansive Gulf Coast soil — the kind that shifts enough to crack a standard slab or foundation not engineered for it. We also saw a home with a distinct roofline, siding, and brick that any addition would need to match exactly, lest it look like an afterthought bolted onto the back of the house.

03

What We Proposed

Taking into account the environmental conditions, we suggested replacing the expansive soil beneath the new footprint with select fill and pouring an engineered concrete foundation, then framing exterior walls and a roof line-for-line with the home’s existing siding and brick.

In place of solid walls, the design called for screened openings (including a 60” x 80” glass sliding door and multiple screened windows) so the space would stay functionally open to the yard and the lake beyond it.

04

What We Drew

Before a single beam went up, our in-house CAD designer drew the floor plans and built 3D renderings, so the Hill’s could see exactly how the roofline, siding, and screened openings would tie into their existing home. We outlined details like the wiring and lighting plan for new outlets, fixtures, and a remote-controlled ceiling fan to make sure everything they wanted was in its place.

Their R&R Room Now

Once finished, the patio grew the usable space from 75 to 180 square feet. We covered it, screened it in, and wired it for lighting and a ceiling fan, so no heatwave or windstorm could obstruct their view. Lewis and his wife now sit outside, watching their grandkids play, basking in the nearby aquatic scenery, without a single mosquito or fly getting in the way.

A Covered Patio to Sip & Savor In

What was once the no-man’s land of Lewis’ backyard has turned into an inviting, shaded space where cozy coffee mornings and family-filled evenings come together.
