Ground-Up Homes Built Republic Way: Methodically Planned & Perfectly Executed
Pre-construction is its own agreement, and it comes first. Our in-house Registered Architect draws your home in 3D, along with the floor plans and framing plans the permit office needs. You look at the drawings and change whatever you want while a change is still just a redraw. Once the plans are done, we price the build from them, and that number is fixed. So you decide whether to build after you have seen the house and know what it costs.
Two houses with identical floor plans can cost very different amounts to build, because the land under them isn’t the same. Your wind zone sets how strong the windows and the roof connections have to be. The FEMA flood map sets how high your finished floor has to sit. The foundation depends on the soil, and the drainage depends on how your lot sheds water. We settle all of that during pre-construction, before the design is final, so the plans you approve already meet Texas windstorm and flood requirements. Getting it right before the slab is poured is the only time it’s easy to get right.
Seeing potential in a client's vision is one of the services that gets us excited, and these are Bay Area projects we'd love to share.
We start with a conversation about your project, your budget, and your timeline, so we both know early on if we're the right fit for the scope you have in mind.
We visit your property to assess the structural realities of the project, then move forward with a $2,500 pre-construction agreement that puts our design team and engineering partners to work.
Our in-house designer builds detailed 3D CAD drawings and floor plans, so you can see the finished space and confirm the scope before signing a full contract.
You receive a fixed-price proposal built from the completed design and engineering work. This means no budget creep once construction starts.
Once the design is set and you're ready to build, a 10% down payment gets us started. We take it from there, handling full permit navigation including asbestos surveys and engineering seals.
We build to code and to Gulf Coast standards, with foundation, framing, and drainage inspections along the way. Every project is backed by a one-year workmanship warranty, a two-year warranty on mechanical, electrical, and plumbing systems, and a six-year structural warranty through ACES Builders' Warranty.
Every custom home starts with pre-construction. That's the only part we can price before we've seen your lot and your plans.
Step 1 · what you pay first
Step 2 · the build
We don't publish a starting price for ground-up builds. Lot conditions, foundation type, square footage, and finish level move the number too far. For rough planning, custom homes in the Greater Houston area run around $250 per square foot.
Our promises to the homeowners of the Greater Houston Area.
A $2,500 pre-construction agreement includes your initial site visit, in-house 3D CAD drawings, and engineered floor plans before you commit to construction. One family we worked with said the CAD drawings showed them more space than they'd originally imagined — that's just one benefit of seeing the finished project before it's built.
Our proposals are fixed-price, not cost-plus, so the number in your contract is the number you pay. Once you approve the plan, a modest 10% down payment moves your project forward.
We manage full permit navigation with the City of Webster, including asbestos surveys and engineering seals. Our builds meet Gulf Coast standards — wind-rated glass, flood-resistant materials, hurricane-resistant roofing — for homes across Galveston County and coastal Harris County. Every project carries a one-year workmanship, two-year systems, and six-year structural warranty through ACES Builders' Warranty.
Yes. We navigate the full permitting process on every custom home, including city permitting with Webster and surrounding jurisdictions, engineered structural connections, hurricane strapping, and the WPI-8 windstorm certification process required for Texas Windstorm Insurance Association (TWIA) coverage on the Gulf Coast.
No. Our in-house Registered Architect and CAD designer produces every set of construction drawings on our projects, floor plans, framing plans, permit-ready documents, and 3D renderings, so you see your home before we touch a shovel. She coordinates directly with structural engineers on our behalf.
For lots in windstorm and flood zones, yes. We design to meet TWIA / WPI-8 windstorm standards and, where applicable, FEMA Base Flood Elevation requirements for coastal and flood-zone properties.
Yes, once design and engineering are complete. We don’t price custom homes off a walkthrough. After the Pre-Construction phase, you get a fixed-price construction budget with only 10% down to start.
Don't just take our word for it. Honest words from the families whose homes we've helped transform.
