Common Kitchen Concerns & How a Republic Remodel Solves Them

Modern L-shaped kitchen with light gray cabinets, marble countertops, and a brass faucet over a white farmhouse sink on an island.

What You Want

You want to be in the room with everyone while you’re cooking, not calling out to the next one over. Two people should be able to work without turning sideways past each other. The path from the fridge to the sink to the stove should be short, and the path from the front door to the island shouldn’t run through it. And when you host, the kitchen should be where people end up, because it has room for them.

How We Deliver

We open up the layout (including load-bearing walls when the structure allows it) to connect your kitchen to the living and dining spaces, rework traffic flow, and build a floor plan that improves your day-to-day at-home activities.

What You Want

You’ve updated the furniture, the art, and the paint everywhere else. What you want is a kitchen that looks like it belongs to the same house. Cabinets in a door style and color you’d choose today. A countertop and backsplash that go together on purpose. And lighting you pick for how the room feels at night, not just whether you can see the cutting board.

How We Deliver

We replace dated finishes with a modern, functional look — new cabinetry, countertops, backsplash, flooring, and lighting selected to hold up over time, not just look good on day one.

Modern kitchen with a large black island, light wood cabinets, a stainless steel French-door fridge, and a vase of white flowers on the island.

What You Want

What you want is for everything to have a place, including the things you’ve bought since the kitchen was built. The stand mixer shouldn’t live on the counter because there’s nowhere else for it. Pantry space for how your family actually shops, drawers deep enough for the pots you own, and somewhere to put the platters you only need twice a year. A kitchen that fits your life now, and has room for the next few years of it.

How We Deliver

A well-designed kitchen is consistently one of the highest-ROI renovations in the Clear Lake and League City market, making it a great investment for both long-term living and future downsizing.

Kitchen Remodels We've Built Around the Houston Bay Area

Seeing potential in kitchens past their prime is one of the services that gets us excited, and these are Bay Area projects we'd love to share.

The Path From the First Phone Call to the Final Walkthrough

Discovery Call

We start with a conversation about your project, your budget, and your timeline, so we both know early on if we're the right fit for the scope you have in mind.

Site Visit & Pre-Construction Agreement

We visit your property to assess the structural realities of the project, then move forward with a $2,500 pre-construction agreement that puts our design team and engineering partners to work.

3D CAD Design & Engineering

Our in-house designer builds detailed 3D CAD drawings and floor plans, so you can see the finished space and confirm the scope before signing a full contract.

Fixed-Price Proposal

You receive a fixed-price proposal built from the completed design and engineering work. This means no budget creep once construction starts.

Permitting & 10% Down

Once the design is set and you're ready to build, a 10% down payment gets us started. We take it from there, handling full permit navigation including asbestos surveys and engineering seals.

Build & Warranty

We build to code and to Gulf Coast standards, with foundation, framing, and drainage inspections along the way. Every project is backed by a one-year workmanship warranty, a two-year warranty on mechanical, electrical, and plumbing systems, and a six-year structural warranty through ACES Builders' Warranty.

Kitchen Remodeling in the Houston Bay Area Costs

Our kitchen remodels typically fall into one of three different categories:

Standard

Starting at

$45,000

Standard rip-and-replace remodels update your kitchen without destroying the original layout. They’re ideal for homeowners with working layouts but dated fixtures and furnishings.

What's included

Deluxe

Starting at

$75,000

Deluxe kitchen remodels are best for families who want an open, entertaining-friendly kitchen without a full structural rebuild. These include:

What's included

Premium

Typically

$120,000

Homeowners looking to curate a true heart-of-the-home showpiece find the Premium kitchen remodel to be the best fit.

What's included

Kitchen remodeling pricing varies based on scope, layout changes, and material selections. Every kitchen project begins with a Pre-Construction Agreement (starting at $2,500 for Phase 1), which locks in a real scope and design before you commit to a fixed construction price.

The Republic Difference

Our promises to the homeowners of the Greater Houston Area.

3D CAD Drawings Before You Sign a Full Contract

A $2,500 pre-construction agreement includes your initial site visit, in-house 3D CAD drawings, and engineered floor plans before you commit to construction. One family we worked with said the CAD drawings showed them more space than they'd originally imagined — that's just one benefit of seeing the finished project before it's built.

One Fixed Price, Set Before Construction Starts

Our proposals are fixed-price, not cost-plus, so the number in your contract is the number you pay. Once you approve the plan, a modest 10% down payment moves your project forward.

Permits, Engineering Seals, and Coastal Codes, Handled In-House

We manage full permit navigation with the City of Webster, including asbestos surveys and engineering seals. Our builds meet Gulf Coast standards — wind-rated glass, flood-resistant materials, hurricane-resistant roofing — for homes across Galveston County and coastal Harris County. Every project carries a one-year workmanship, two-year systems, and six-year structural warranty through ACES Builders' Warranty.

Common Homeowner Questions About Kitchen Remodels

How long does a kitchen remodel take from start to finish?

It all depends on the scope. A Standard remodel runs 8–12 weeks from your Pre-Construction Agreement to completion (4–6 weeks of which is actual construction). A Deluxe remodel runs 3–4 months start to finish. Meanwhile, a full Premium, open-concept transformation runs 4–6 months, with 10–14 weeks of construction.

Yes, most of our clients stay home during our kitchen remodels. We seal the kitchen off from the rest of the house with zip-wall dust containment, protect floors throughout hallways, entries, and adjacent living areas, and route materials through the most direct exterior access whenever possible to avoid dragging materials through finished spaces.

We pride ourselves on the finished product, and not only clean up at the end of every workday but also have professional post-construction come by and clean up before we leave.

At Republic, design is fully in-house and integrated into every kitchen remodel. Our CAD designer produces both 2D floor plans and 3D color renderings so you can see the vision as early as possible.

Every project starts with a Pre-Construction Agreement (starting at $2,500), which covers a full Scope of Work, CAD floor plans, and a rough estimate. Once the design’s finalized, you receive a fixed-price proposal tied to a clearly documented scope and allowance structure — so there are no surprises once construction starts.

However, if your kitchen involves moving load-bearing walls, engineered structural drawings will be quoted separately

Your fixed price is built around a documented scope and allowance structure. If you want to change a selection or add scope mid-project, we consider it a documented change order tied to that allowance and review it with you before working any further. This way, you’ll always know what your costs are.

Mark personally handles your design conversation and walks through the possibilities with you on site. Once construction starts, a dedicated Project Coordinator manages the day-to-day communication, and any updates, like progress photos, are uploaded to your JobTread portal.

We include one-year warranties on general workmanship, two-year warranties on HVAC, electrical, and plumbing, and six-year warranties on any structural work. You also get the manufacturer’s warranties on all installed materials and appliances.

Our warranty is backed by a third-party insured warranty company, so your coverage is protected even in a worst-case scenario.

Yes. We handle permitting for your project, including City of Webster and surrounding jurisdictions, along with any required surveys and engineering seals on structural work. You’ll never have to track down inspections or manage permitting on your own.

Our kitchen remodels generally start at $45,000 for a full rip-and-replace within your existing layout, and run up to $120,000+ for a full open-concept transformation involving structural changes.

We sit in the middle of the market. We’re more thorough, better designed, and better warrantied than high-volume kitchen-and-bath shops, and more accessible than ultra-premium boutique design-build firms.
