Every Republic remodel starts with a Design Phase, because seeing the details before the demo puts the decisions in your hands.
"They walked me through my whole-home remodel from start to finish. I appreciate all the attention to detail and thoughtful design put into my home. We collaborated to create the vision for my dream home and they brought it to life."
— Homeowner, Greater Houston Area
Our design phase turns your ideas into a plan you can see, price, and trust before a single wall comes down.
Working with separate architects, designers, and remodelers can easily turn into a scheduling nightmare. When a third-party fails to deliver their plans on time, projects can languish for weeks with little progress. In-house design keeps your project moving on schedule, so the deadlines you’re given are the ones we hit.
We deliver scale-accurate 2D floor plans, photorealistic 3D renderings, and a walkable 3D model for every project. Digging into the details ensures that we’re prepared to deliver every part of what you’ve envisioned, the first time.
From finalizing a layout to discussing your flooring options, we walk you through every step so you feel informed enough to be just as confident making decisions on the little details as you are on the major ones.
Our design phase revolves around three deliverables: the floor plan, 3D renderings, and a 3D walkable model.
Floor plans are essentially the quick sketch of the design process, translating the major details you want onto a stripped-back illustration of the space. What it lacks in details, it makes up for in intent. This is where you start to see not only how a proposed layout differs from your existing one, but why the doors need to go here and not there.
These are the deliverables that really get clients excited. Up ‘til now, your vision’s been stuck as a dream in your head and a drawing on a piece of paper. 3D renderings of the space help your brain connect your brainstorming into a livable space. This is where you see the little details come together.
Our 3D walkable models get you as close to experiencing the finished result before it’s been built as possible. From planning your new spice cabinet setup to imagining the food table at parties on the new patio, this is when your new life starts to feel real.
Every one of these projects started the same way yours will: as a dream realized into a set of floor plans and a 3D model.
Some remodelers will send you on a mission with a paint swatch and a model number as your guide. Republic prides itself on a more inclusive, collaborative approach:
01
After you sign the Pre-Construction Agreement, we complete a detailed measured survey of your existing home, or the relevant portion of it, which becomes the foundation for the as-built floor plan.
02
We produce a scale-accurate 2D drawing of your home as it exists today, then our CAD designer builds a first draft of the proposed floor plan based on your goals and inspiration photos.
03
You review the draft with Mark and a Project Coordinator and give feedback, typically over two to four rounds of revision. Once the layout is close to being finalized, we add 3D renderings, a walkable 3D model, and, for outdoor living spaces or projects where window placement matters, sun path and shading analysis.
04
You’re part of the team, too, so you can get every document our team’s using in the field. That includes scale-accurate proposed floor plans, elevation views, 3D renderings, a walkable 3D model, and complete door and window schedules, the same documents our construction team uses in the field.
CAD design is at our core and not seen as a side service. If we get it right during design, we nail it in the build 100% of the time.
Most contractors either subcontract design to a third-party CAD service or ask the homeowner to bring their own architect. Our CAD designer works alongside Mark and the project coordination team every day, which means faster revisions, no third-party scheduling delays, and no per-revision billing.
Our floor plans, elevation views, and door and window schedules aren't just pretty pictures; they're construction-grade documents our own build team uses in the field. Because the same team designs and builds every project, there's no translation gap between what was designed and what gets built.
Most residential design firms skip sun-path analysis entirely. We geo-locate your exact property and model where the sun falls at every hour, every season, because it's how we place windows, size overhangs, and design outdoor living spaces that actually work the way you pictured them.
Every renovation project includes CAD design as part of our Pre-Construction Agreement. Rest assured, you’re never paying for engineering that isn’t required.
Starting at
Our Standard package encompasses Phase 1. This equates to Scope of Work, floor plans, and a rough estimate. Best for kitchens, bathrooms, and conversions within the existing structure, where the layout is the design question and no new engineering is required.
Starting at
Our Deluxe package offers standard design plus a fixed-price construction budget. This is best for well-defined remodels that don’t require structural engineering, where you want to sign a construction contract knowing the real number.
Typically
Premium packages offer a complete path from concept to a permit-ready, hard-bid project. Best for additions, structural remodels, elevated coastal work, and new construction.
There's no square-footage minimum for a design-only engagement, but our drawings are construction documents, not concept sketches, so this works best for homeowners who genuinely intend to build, whether with us or on their own timeline.
Yes. While every Republic renovation includes CAD design as part of the Pre-Construction phase, we also work with homeowners who want the design experience first, before they’ve committed to a construction scope with us or anyone else.
Phase 1 typically takes 2 to 4 weeks and includes up to three floor plan revisions. Larger scopes that include engineering and fixed-price construction budgeting fall into Phase 2 or Phase 3, and usually run 4 to 14 weeks, depending on complexity. Because our designer is in-house, you won’t be charged separately for additional revisions during this window.
Once you’re happy with the design, we translate the finished plans directly into a fixed-price construction proposal with a documented scope. The home you saw in the 3D model is the home we quote and the home we build.
Scale-accurate proposed floor plans, elevation views, 3D color renderings, a walkable 3D model, and complete door and window schedules. Deluxe and Premium engagements add cabinetry elevations, material take-offs, and, where applicable, engineered construction drawings.
Yes, and it’s one of the more unusual things we do in-house. Our CAD software geo-locates your home to its actual latitude and longitude, so we can model where the sun will fall at any hour, any day of the year, before we build a covered patio, a primary suite window wall, or a second-story addition.
Yes. Once your floor plan is close to final, we build a walkable 3D model so you can get a feel for scale, flow, and sightlines before we start construction.
Yes. Elevation views showing the front, rear, and side of the home are part of every design package, which matters most on additions and covered patios that need to match the architecture of the existing house.
Don't just take our word for it. Honest words from the families whose homes we've helped transform.
Share where you're stuck and we'll show you what it could look like.
