The Tricky Part of a Whole-Home Remodel Isn’t the Work. It's Managing All of It All At Once

What You Want

A whole-home remodel touches structure, the kitchen, a bathroom or two, mechanical systems, and usually the exterior. What you want is one team accountable for the whole thing, and a price that’s set before demolition and still standing at the end. The decisions in front of you should be about how the house looks and works, not about who’s showing up Tuesday or whether the tile arrived. And when it’s finished, it should read as one house instead of five projects that happened to share an address.

How We Deliver

With Republic, one design-build team plans and builds the entire project. Our in-house CAD designer produces floor plans and 3D renderings of every space you’re touching, and Mark does a walkthrough with you before anything is priced, so the whole scope is planned before a single trade shows up.

What You Want

With this much scope on the table, the thing worth knowing early is what it costs. Not a range wide enough to mean nothing, and not a number that moves every time someone opens a wall. A real figure, arrived at after the house has actually been looked at, that you can take to your lender or your savings and make a decision with. Knowing what a project of this size runs is the difference between wondering whether you can do this and planning when to start.

How We Deliver

You get a fixed-price proposal tied to a clearly documented scope, with allowances for finish selections, before we start construction. We give you every structural, mechanical, and permitting requirement up front.

Modern stair hall with beige carpeted stairs and black metal railing; upper landing visible. Under the stairs is a small storage area containing a cat tunnel and a yellow ball. A wooden ruler leans against the railing, and a trailing green plant sits on the edge of the storage nook.
Modern kitchen with a dark island, light wood cabinets, and a stainless steel refrigerator under a window with blinds.

What You Want

Months of construction runs straight through a birthday, an anniversary, and probably a holiday. What you want is a schedule honest enough to plan your life against, so you know which weeks the kitchen is gone and when you’ll have it back. A working bathroom and a place to make coffee go a long way. So does knowing the crew is done by four and the dust is contained to the part of the house that’s actually being worked on.

How We Deliver

During the design phase, we walk through whether it makes sense for you to stay in the home, temporarily relocate, or intentionally phase the work so a kitchen or bathroom stays functional throughout. Zip-wall dust containment, floor protection, and phased scheduling keep your home livable, with weekly written updates and JobTread portal access so you always know what’s happening next.

Whole-Home Remodels We've Built Around the Houston Bay Area

Seeing potential in homes past their prime is one of the services that gets us excited, and these are Bay Area projects we’d love to share.

The Path From the First Phone Call to the Final Walkthrough

Discovery Call

We start with a conversation about your project, your budget, and your timeline, so we both know early on if we're the right fit for the scope you have in mind.

Site Visit & Pre-Construction Agreement

We visit your property to assess the structural realities of the project, then move forward with a $2,500 pre-construction agreement that puts our design team and engineering partners to work.

3D CAD Design & Engineering

Our in-house designer builds detailed 3D CAD drawings and floor plans, so you can see the finished space and confirm the scope before signing a full contract.

Fixed-Price Proposal

You receive a fixed-price proposal built from the completed design and engineering work. This means no budget creep once construction starts.

Permitting & 10% Down

Once the design is set and you're ready to build, a 10% down payment gets us started. We take it from there, handling full permit navigation including asbestos surveys and engineering seals.

Build & Warranty

We build to code and to Gulf Coast standards, with foundation, framing, and drainage inspections along the way. Every project is backed by a one-year workmanship warranty, a two-year warranty on mechanical, electrical, and plumbing systems, and a six-year structural warranty through ACES Builders' Warranty.

Whole-Home Remodeling Costs in the Houston Bay Area

Not every homeowner's situation is best suited for a whole-home remodel, though we’d be happy to hear more about your smaller scope projects like kitchen, bathroom, or single-area remodels.

Standard: Cosmetic Whole-Home Refresh

Starting at

$125,000

A whole-home cosmetic renovation with no structural changes, flooring throughout, full interior paint, updated kitchen and bath finishes, lighting, trim, and doors, all under one cohesive vision. Best for new owners of a dated home who want it move-in perfect before furniture arrives.

What's included

Deluxe: Structural Whole-Home Remodel

Starting at

$225,000

A comprehensive remodel with structural work, opening load-bearing walls for open-concept living, a full kitchen transformation, primary bath remodel, and reworked floor plans. Best for families who love their location but need the home to finally match their lifestyle.

What's included

Premium: Down-to-the-Studs Remodel

Typically

$400,000

A down-to-the-studs project, often paired with an addition, with complete reconfiguration of the floor plan, all-new mechanical, electrical, and plumbing where needed, custom finishes throughout, and FEMA 50% substantial-improvement planning where applicable. Best for coastal and waterfront properties and long-term forever homes; effectively a new home built inside, and beyond, your existing walls.

What's included

Pricing fluctuates depending on structural changes and cosmetic improvements, though every one of the homeowners that work with us is given a fixed price after our pre-construction design phase. At Republic, whole-home remodeling construction generally starts at $125,000.

The Republic Difference

Our promises to the homeowners of the Greater Houston Area.

3D CAD Drawings Before You Sign a Full Contract

A $2,500 pre-construction agreement includes your initial site visit, in-house 3D CAD drawings, and engineered floor plans before you commit to construction. One family we worked with said the CAD drawings showed them more space than they'd originally imagined — that's just one benefit of seeing the finished project before it's built.

One Fixed Price, Set Before Construction Starts

Our proposals are fixed-price, not cost-plus, so the number in your contract is the number you pay. Once you approve the plan, a modest 10% down payment moves your project forward.

Permits, Engineering Seals, and Coastal Codes, Handled In-House

We manage full permit navigation with the City of Webster, including asbestos surveys and engineering seals. Our builds meet Gulf Coast standards — wind-rated glass, flood-resistant materials, hurricane-resistant roofing — for homes across Galveston County and coastal Harris County. Every project carries a one-year workmanship, two-year systems, and six-year structural warranty through ACES Builders' Warranty.

Common Homeowner Questions About Whole-Home Remodeling

How long does a whole home remodel take from first call to completion?

Design and pre-construction typically take four to eight weeks, depending on complexity. Construction runs 3–4 months for a cosmetic refresh, 4–7 months for a structural remodel, or 7–12 months for a down-to-the-studs project.

It depends on the scope. During the design phase, we walk through whether it makes sense for you to stay, temporarily relocate, or stagger the work so a kitchen or bathroom stays functional throughout. We build our plans around your family, not the other way around.

Phasing is planned during pre-construction so trades don’t stack on top of each other, which is one of the most common failures on whole-home projects run by less experienced contractors. We can also sequence work so key rooms stay usable, and coordinate utility shutoffs in advance so nothing catches you off guard.

You get weekly written updates and JobTread portal access to your live schedule and daily logs, plus dedicated project coordination from demo through final punch list, so you always know what’s happening tomorrow, next week, and next month.

We include a 1-year warranty on general workmanship, 2 years on HVAC, electrical, and plumbing, and 6 years on anything structural, backed by a third-party warranty company.

It’s in-house. Our CAD designer produces as-built and proposed floor plans and 3D color renderings of every space we’re touching, and we coordinate the structural engineering, phasing sequence, and plumbing and electrical rough-ins as part of the pre-construction agreement.

Pre-construction is phased. Phase 1 starts at $2,500 and delivers the scope and a rough estimate. Phase 2 expounds on design when structural changes require engineered drawings and is typically $3,000–$4,000.

Total pre-construction for an engineered whole-home remodel usually runs $6,500–$8,500. You get a fixed-price construction proposal, generally starting at $125,000, once that design work is complete.

Zip-wall dust containment seals active work zones from occupied areas, floor and hallway protection covers every path to the work areas, utility shutoffs are scheduled and communicated in advance, and we do daily cleanup plus a professional post-construction cleaning after we’ve finished.

Yes, many whole-home projects are paired with a room addition or attic build-out when the existing footprint isn’t enough, and we built our Premium tier around exactly that combination, including FEMA 50% substantial-improvement planning where applicable.

Mark personally handles the design conversation and site visit, and dedicated project coordination carries you through every phase.

Yes, permitting and inspection coordination are handled as part of the process, including any structural, mechanical, or floodplain requirements the scope triggers.

A whole-home remodel plans every room, system, and finish as one cohesive design and one fixed price, instead of a kitchen this year and a primary bath next year with a decade of finishes that don’t quite match. If your project is really one or two rooms, we’ll let you know on the discovery call and point you to the right starting point.
